Should I do a radon test before renovating my basement?
Yes, it is strongly recommended. Radon is a radioactive gas naturally present in the soil that can seep into basements. Renovating and improving the sealing of the basement envelope can trap radon inside. Since it is odorless and colorless, the only way to detect it is through a specific test. It is crucial to test levels and, if necessary, take corrective measures before starting basement work to ensure a healthy environment.
Radon is the second leading cause of lung cancer in Canada, after smoking.
I would like to add a bedroom to my basement, is this possible?
Adding a bedroom to the basement is entirely possible, but it requires compliance with specific safety standards, especially regarding windows. For a basement bedroom to be compliant, it must have an egress window.
This window must provide a clear opening of at least 0.35 m², and no window dimension must be less than 380 mm. If the bottom of your window is below ground level, a window well is also required. The goal is simple: to ensure safe clearance in the event of an emergency evacuation.
Here are the important clearance standards for the window well:
Sliding or inward-opening windows: The clearance of 760 mm (approximately 30 inches) must be measured from the outside edge of the window frame.
Outward-opening windows (casement or awning): The clearance of 760 mm must be measured from the window in the fully open position.
In short, you have to carefully calculate the space needed for a clear passage.
How to manage humidity and water infiltration?
Moisture management is crucial in the basement. We assess the condition of the drainage (French drain), install vapor barriers, and ensure adequate ventilation.
