Residential Renovation

Specific Needs

Costs, deadlines, quality: what should you prioritize for your renovation?

So, we’re getting ready to embark on a renovation project. We already know there are three pillars that shouldn’t be overlooked: cost, time, and quality. But here’s the thing: we can’t have them all at the same time. It’s a bit like a balancing act where we have to choose what’s most important to us.

The question we need to ask ourselves from the outset is: what’s most important for our renovation project? Budget, time, or excellence? Once we have the answer, we can dive in and ensure our project is on the right track.

If we cannot exceed the budget (cost)

Let’s say that cost is the non-negotiable element of our project. It’s what drives the show. In this case, we set a specific budget and don’t deviate from it. We include a margin for unforeseen events, because we know they happen, but we stay within the budget.

Then, we sort through the details: we separate what’s essential from what’s simply desirable. We identify the essential elements and discuss together how we can achieve the best possible result for the value you’re looking for, while respecting this strict budget.

We adapt the payment method

Because everyone has a different risk tolerance, we offer two types of contracts:

Cost-plus contract: We bill you for the actual costs of the work (materials, labor, etc.), plus a fixed percentage for our project management.

Lump-sum contract: We agree on a final price for the entire project. It is a solution that guarantees you will not exceed your budget, provided that the project remains within the limits defined at the outset.

When deadlines are the priority

The calendar is our master. Maybe we’re expecting a happy event in a few months and need to make room for the new family member. There are as many reasons as there are clients who want deadlines to be the top priority. Your project must be delivered by a specific date, and we completely understand that.

In this case, a special order or the perfect color match may not be the priority. The goal is to complete the work on time, without compromising on the essentials. We know we have to be responsive, and we adapt our approach to ensure your project is completed on time. Together, we discuss the best options to meet the schedule while ensuring a result that meets your expectations.

And if it is quality that counts

You’re looking to build your “forever home,” your house for life. We understand. You have a vision, a dream in mind, and you don’t want to compromise. In this case, quality is the driving force. We want every detail to be perfect, whether it’s custom-made or high-tech.

To achieve this, we’ll take the time it takes. We’ll work with various specialized subcontractors, select employees with the most advanced skills for your project, and focus on every detail: the cuts, angles, installation plans, and finishes. It may take a little longer, a little more expensive, but the result will meet your expectations. We’ll never regret choosing excellence!

Cost-time-quality: The art of compromise

As we’ve seen, you can’t have everything at once. A renovation project is a bit like a recipe where you have to fine-tune the ingredients. You can’t push cost, deadlines, and quality to the max all at once. It’s a balancing act, and the direction you take the project will make it a success.

At ESPÉ, we understand this. We find the balance that will meet YOUR specific needs. We know it’s a mix of everything, but in different proportions, and that’s why we want to know YOUR priorities. By understanding what’s most important to you, we can create a project that will not only be successful, but also perfectly suited to your expectations.
